Cadastre, planning, addresses, buildings, risks and sales: who produces each item Carteparcelle shows, what is authoritative and how far behind our copy may be.

Official source and reuse
Carteparcelle produces no official data. The site reuses datasets that public authorities publish as open data and brings them together for each parcel. Each source remains its producer’s responsibility, and our copy has no legal value.
Our copies are dated: the “Sources and licences” page, linked at the bottom of every page, gives the version used for each dataset. Several months can pass between an official publication and its use on the site; check the official source before acting.
The Géoportail de l’Urbanisme says so about its own data: it is for information, and only the documents held at the commune, the intermunicipal authority or the préfecture are authoritative.

The cadastre: DGFiP and Etalab
The digital cadastral plan (PCI) is kept by the tax administration, the Direction générale des Finances publiques (DGFiP). The interministerial digital directorate (DINUM) redistributes a reworked version, Cadastre Etalab, in more widely used formats, in successive releases. Carteparcelle takes its parcels, sections and recorded areas from it.
When we checked on 7 November 2026, Etalab’s latest release was September 2026’s, and our map used the 1 June 2026 release: a recent division or renumbering may therefore not appear yet. The official plan can be consulted free of charge on cadastre.gouv.fr. It is a tax document: it does not fix property boundaries.

Planning: the Géoportail de l’Urbanisme
The Géoportail de l’Urbanisme (GPU) is the national portal where planning documents and public-utility easements are published. Only the competent authority, the commune or the intermunicipal authority, can publish its document there; digitising easements is the job of their managers, designated by the texts that create them.
Documents are digitised to a standard set by the national council for geographic information (CNIG), under article R133-2 of the Code de l’urbanisme. That standard provides the zone codes and the categories of prescriptions and easements the card shows.
Since 1 January 2023, a planning document approved or amended must be published on the GPU to become enforceable; the rule is not retroactive for older documents. The GPU states that a document missing from the site does not mean the commune has no rules. Carteparcelle uses the GPU’s national extraction of the date shown on the Sources page.

Basemap, photos and buildings: IGN
The national mapping agency, IGN, distributes the Plan IGN basemap and the BD ORTHO aerial photographs on its Géoplateforme. Your browser loads them directly from that service; the date of the photographs depends on the edition available for the area.
The building information (use, height, storeys, dwellings, construction period) comes from BD TOPO, IGN’s three-dimensional vector description of the territory, published in successive editions. Some of these values come from anonymised tax data; they remain indicative.
Carteparcelle shows no relief or contour lines for France. For the slope of a plot, consult IGN’s maps or a professional.
Addresses and commune codes: BAN and INSEE
Addresses come from the Base Adresse Nationale (BAN), fed by the communes, which alone are competent for addressing, and recognised by the administration as its single reference. Our copy is updated periodically; the map’s search, however, queries the Géoplateforme geocoding service directly from your browser.
Each commune is identified by a five-character code from INSEE’s official geographic code, which opens the full cadastral reference Carteparcelle displays. INSEE publishes the code every year and keeps the list of every commune that has existed since 1943: a commune merged out of existence stays listed, just as its code stays visible in the cadastral prefix of its former sections.

Risks: Géorisques and BRGM
Géorisques, a service of the Ministry for Ecological Transition, publishes information on natural and technological risks. The clay shrink-swell exposure map is produced by BRGM; Géorisques describes its new version, applicable to some contracts signed since 1 July 2026. Carteparcelle adds the commune’s seismic zone and radon potential, set by national texts, and the risk prevention plans listed by the ministry.
This information does not replace the risk statement required for the sales and lettings concerned: Géorisques’ ERRIAL service can prefill it, and the owner must check and complete it.

Sales: DVF
The Demandes de valeurs foncières (DVF) are published by the DGFiP. They describe property transactions over the last five years, except in Alsace, Moselle and Mayotte, and are updated twice a year, in April and October.
Their reuse conditions forbid allowing the people concerned to be re-identified and the data to be indexed by external search engines. That is why no price or sale appears in the text of our pages: price statistics, computed over at least ten sales, are displayed in your browser, and a parcel’s sales are read on demand, from the map card, in Etalab’s DVF application.
